The homeowners planned to age in place but their master bedroom was on the second floor, requiring daily stair use that was becoming increasingly difficult. The existing main-floor layout had no room for a bedroom conversion. They wanted a ground-floor master suite addition that matched the home's existing roofline and exterior materials so perfectly that it would look original to the house. The addition also needed to connect to the existing hallway without disrupting the kitchen or living room.
We designed a 400 sq ft bump-out addition off the rear of the home, connecting through the existing hallway wall. The addition includes a 200 sq ft bedroom, a 120 sq ft en suite bathroom with a curbless shower and comfort-height fixtures, and an 80 sq ft walk-in closet with built-in organizer system. The foundation matched the existing crawl space depth. The roofline was extended with matching pitch and materials, and the exterior received matching Hardie siding and paint. A Mitsubishi mini-split provides independent climate control for the addition.
The addition is indistinguishable from the original home — visitors cannot tell where the old house ends and the new addition begins. The homeowners moved into their new main-floor master suite immediately and converted the upstairs master into a guest room. The curbless shower and wider doorways provide accessibility for decades to come, and the mini-split keeps the suite at their preferred temperature without affecting the rest of the house.
